The classic Berkeley house has unpainted redwood panelling, box beams, built-in seating, leaded glass and original fir floors. Modern all-purpose spray dulls old wood and there is no undoing it. We identify what the finishes actually are on the first visit and choose products for them, which is slower than working from a checklist and enormously cheaper than refinishing.
The flats are level, walkable and easy to schedule, with parking as the main variable. The hills are three-level houses on slopes with exterior stairs, narrow streets and smoke-season ash through the vents. Same city, quite different time budgets, and we quote them differently rather than blending one rate.
